Dealing with Construction Permits
This section discusses the steps in obtaining a construction permit, including telephone and water connections, by using an example of building a new 2-story warehouse located in Bangkok for the associated procedures, time and costs. The sample building is used for general storage, has a complete architectural plan and accompanying documents certified by a licensed architect and engineer, and is located 10 meters from the main water and telephone networks. The construction time is approximately 30 weeks, excluding any delays.

Obtain Building Permit
The entrepreneurs have to submit an application for a permit with supporting documents attached at the civil works of Bangkok District Office, Pattaya city or Municipal Office in the area which the site is located. The methods, conditions, documents and period of requesting would be different depending on the area. For Building in Bangkok area, the procedures are:
1. Submitting these documents
1) Building construction permit, Building modification permit, building demolition permit
2) Copy of company registration certificate
3) Copy of identification card and copy of the House registration authorized signatory.
4) Five copies of title deed
5) Certificate of architect
6) Copy of license for professional architectural practice of design architect
7) Certificate of civil engineer
8) Copy of license for professional engineering practice of civil engineer
9) Letter of consent of supervising architect
10) Copy of license for professional architectural practice of control architect
11) Letter of consent of supervising engineer
12) Copy of license for professional engineer of control engineer
13) Five copies of drawing.
14) Engineering calculation sheet
2. After the officer finishes checking the documents, it could be a process of site inspection to check whether it is in accordance with the construction work plan. When finish inspecting, the officer would notify that the permit is granted.
3. Approver sign on the permit within 45 days since submitting the request (in the case that construction work plan does not need to be modified). The entrepreneur could make a payment and receive the permit.

Submit a Request
When construction finished, the entrepreneurs have to obtain Occupancy permit at the civil works of Bangkok District Office, Pattaya city or Municipal Office in the area which the building is located
Required Documents
- Notification letter for construction, modification, and demolition
- Copy of company registration certificate
- Copy of identification card and copy of the House registration authorized signatory.
- A copy of the building construction permit (Aor.1)
- Copy of footpath modification permit
