Registering Property


This section discusses registration of property, using the example of transferring property between the seller and buyer who are both limited liability companies. The property is a piece of land with a 2-story warehouse and is free of title disputes.

Request for Certified Copies of Documents

  • At Department of Business Development, Sanambinnam
  • A Business Development officers 1-6 in Bangkok
  • Provincial Business Development Office
  • One Start One Stop Service Center, Chamchuri square

2. Make a list for requesting Certificate Copies of Documents via DBD electronic system.

3. You can process via commercial banks that are affiliated with the Department of Business Development, namely Bangkok Bank, Krung Thai Bank, Government Savings Bank, Kasikorn Bank, Siam Commercial Bank, Thanachart Bank, Mizuho Bank,Thai Military Bank, Bank of Ayudhya And Kiatnakin Bank.

Moreover, entrepreneur can request certification letter, legalized service via electronic channel:
  1. Certificate of Limited partnership
  2. Legalized service for financial statements and list of Limited partnership
  3. Letter of certification of alien
  4. Legalized service for Certified Copy of Foreign Business Financial Statement
  5. Legalized service for financial statements and list of member of Chamber of Commerce and association

    • Receive as electronic file via DBD e-Service
    • Delivery by Department's staff  (Delivery) Only in Bangkok, Nonthaburi and Samut Prakan
    • Mail delivery (EMS)
    • Receive by yourself (Walk-In) at DBD

    Submit request and Examine Documents

    At the Land Office that the property is located.

    Submit request for documents examination at the Land Office that the property is located.
    • Officer verifies all documents and examines the right to transfer (physical inspection of the land is not needed).
    • Officer arranges the contract.
    • Estimate property value and compute costs related.
    • Seller and buyer sign the contract.
    • Officer edits the Document of Title.

    If the shareholder is a company, it must also submit the company registration and list of shareholders.

    Officer Approves

    1. Officer checks the request and the receipt then register the property in the contract and the Document of Title (eg. Deed).
    2. Officer signs and stamps seal to approve.
    3. Buyer receives registered Certificate of Title and Land Contract.
